How Ocean City Is Laid Out (And Why It Matters)
Ocean City, MD is a narrow barrier island stretching roughly 10 miles from the Inlet to the Delaware line. The Atlantic Ocean runs along the east side, and the Assawoman Bay runs along the west. Coastal Highway cuts through the middle, with properties on both sides.
That layout means two very different vacation experiences are available on the same island, sometimes just a few blocks apart.
- Oceanfront properties sit directly on the beach, east of Coastal Highway, with Atlantic Ocean views
- Ocean block properties are also east of Coastal Highway but set back one or two blocks from the sand
- Bayside properties sit west of Coastal Highway, ranging from direct bayfront units with water views to interior units tucked into quieter residential streets

What Staying Oceanfront Actually Feels Like
Oceanfront rentals are built for guests who want the beach to be the center of every day.
You wake up, step onto the balcony, and the ocean is right there. No packing up the car. No crossing the highway. You head downstairs and your toes are in the sand.
- Direct beach access is the single biggest draw. You can pop back to the room for lunch, take a break from the sun, and head back out in minutes.
- Sunrise views from your balcony are part of the daily routine. It is genuinely one of those things guests tell us they did not expect to love as much as they do.
- Proximity to the Boardwalk (in Downtown) means rides, arcades, restaurants, and nightlife within walking distance. Downtown oceanfront properties tend to be the busiest spots in town, which is part of the appeal for many families and groups.
- Building amenities like pools, fitness centers, and elevators are common in oceanfront high-rises, though these vary by building rather than by location alone.
One thing worth noting: some of the most peaceful stretches of beach in Ocean City are actually on the ocean side in Midtown, where the crowds thin out and the pace slows down. Oceanfront does not automatically mean busy.
What Staying Bayside Actually Feels Like
Bayside rentals are built for guests who want a more relaxed pace, lower rates, and one of the best sunset shows on the East Coast.
The Assawoman Bay offers a completely different energy from the Atlantic side. The scenery is wide open and the sunsets from a direct bayfront balcony are hard to beat.
- Sunset views are the signature perk of bayfront units. While some units may face north or south, any view of the bay will give you a front-row seat to the evening sky.
- A quieter setting is a big part of the appeal. Bayside properties generally offer a less busy atmosphere, though this always depends on the exact location. Some bayside spots are among the most serene in all of Ocean City.
- Budget-friendly options are more common on the bayside. If you want to stretch your vacation dollar further without sacrificing comfort, this side of the island consistently offers more affordable rates.
- Still walkable to the beach. Ocean City is a narrow island. Most bayside rentals are no more than a 10-15 minute walk to the nearest beach access, though properties tucked further back on streets like 28th, 94th, or off Jamestown Road will be on the longer end of that range.

Ocean Block: The Middle Ground Worth Knowing About
Ocean block rentals sit on the ocean side of Coastal Highway but one or two blocks back from the sand, offering a balance of beach proximity and value.
These are a great fit for guests who want to be close to the beach without paying full oceanfront rates. You are still on the east side of the highway, still within a short walk of the sand.
- Peak-season rates for a 2-bedroom ocean block unit typically fall between $1,700 and $2,500 per week, putting them between oceanfront and bayside pricing.
- You will not have a direct ocean view, but you are close enough that getting to the beach is quick and easy.
How Much Does Each Side Cost?
Rates vary by building, unit size, and amenities, but here is a general sense of what to expect for a 2-bedroom rental during peak summer (early August).
- Oceanfront: $2,500 to $4,500 per week. Properties in more desirable locations or buildings with premium amenities tend to land on the higher end.
- Ocean Block: $1,700 to $2,500 per week.
- Direct Bayfront: $1,800 to $2,800 per week. These carry a premium within the bayside category because of the water views.
- Bayside Canal: $1,500 to $2,000 per week, though options in this category are more limited.
- Bayside Non-Water: $1,200 to $2,000 per week. These are typically the most budget-friendly vacation rentals in Ocean City.

So, Which Side Is Right for You?
There is no wrong answer here. It comes down to what your ideal vacation day looks like.
- Choose oceanfront if the beach is your number one priority, you want to wake up to the sound of the waves, and you value being able to walk to the sand in under a minute.
- Choose bayside if you want a more relaxed setting, you love sunsets, and you would rather put more of your vacation budget toward dining, activities, and experiences.
- Choose ocean block if you want the best of both worlds: close to the beach, lower rates than oceanfront, and a quieter neighborhood feel.
No matter which side of the island you choose, you will be close to everything Ocean City has to offer. This is a small, walkable beach town where every rental puts you within reach of the Boardwalk, the bay, great restaurants, and 10 miles of sandy beach.

FAQ: Oceanfront vs. Bayside in Ocean City
Q: Can you easily get to the beach from a bayside rental in Ocean City?
A: Yes. Ocean City is a narrow barrier island, so most bayside vacation rentals still aren’t too far from the beach. Some are closer than others depending on the exact street, but you will never be far from the sand.
Q: Are bayside rentals cheaper than oceanfront in Ocean City MD?
A: Generally, yes. Bayside non-water rentals are the most affordable option in town, while direct bayfront units with water views are priced slightly higher but still below most oceanfront properties. Peak summer rates for a 2-bedroom bayside non-water unit start around $1,200 per week compared to $2,500 or significantly more for oceanfront.
Q: Is the bayside of Ocean City quieter than the oceanfront?
A: Bayside properties tend to offer a less busy atmosphere overall, but it depends on the exact location. Some of the calmest areas in Ocean City are actually on the ocean side in Midtown, while some bayside spots near popular restaurants or nightlife can be livelier. We can help you find the right match for your group.
Q: Do any Ocean City vacation rentals include boat access?
A: While some bayside properties in Ocean City are situated on canals or the bay, our current inventory does not include many units with private boat docks or tie-ups. There are several places to rent jet skis, kayaks, and pontoon boats around town, and proximity to those rental outfits depends on the specific street rather than which side of the island you are on.
Q: What is the best side of Ocean City for families?
A: Both sides work well for families. Oceanfront is great if your kids want to spend all day at the beach and on the Boardwalk. Bayside is great if you are looking for a calmer setting and want to save on your rental rate to spend more on dining and activities.
